HOW MUCH TO PLASTER A ROOM?

The question we get asked almost daily is how much to plaster a room so to take you out of your misery I am pleased to tell you that you can expect to pay around £1k to plaster out a room. When I say plaster, I don't mean hacking off all the old plasterwork to the brickwork or drylining the walls. £1k should cover you for light prep to the walls and ceiling followed by a skim coat of plaster. Skimming a ceiling costs around £300 / £350 and 4 walls will set you back around £600 so by the time you add the cost of adhesive and plaster you will have little or no change from £1k.

Before you start thinking that's way to expensive consider for a moment what a painter will charge you for a day or two of prep and then lining the walls and ceiling. It might be a bit less but when you compare the finish the new plaster will always look best and in my view always worth the money. If the walls are really bad then clearly there is no point in just skimming them with plaster. In some cases we get walls that have woodchip paper on them and if the paper is held well it is generallly okay to treat with a couple of coats of uni-bond and then a coat of bonding to provide a good base for the skim coats of plaster. It would be considered cheating but nevertheless you would get a good result for your efforts.


If the plaster is blown, coming away from the wall, then it needs to come off. If it is just a patch or two then its okay to repair but if most of the wall is blown then I recommend taking it back to brickwork, drylining with 12mm plasterboard before applying a skim coat of plaster or two. That's about all you need to know about the cost of plastering a room. Just keep in mind that whilst it costs around £1k to plaster out a room, if the old plasterwork needs to come off and the room needs drylining, that's a much bigger job so it will cost significently more.


HOW MUCH TO REPLACE A CEILING?

Replacing a ceiling is generally a horrible job as most of the old ceilings that fall down are lathe and plaster with loads of rubbish behind. You certainly need a good mask to take down an old ceiling or to clear one away if it has fallen down already.


Once the clean up is finished the ceiling will need to be reboarded with 12mm plasterboard. If you want a fantastic job then board it over twice and make sure the joints are staggered and not in the same place for the second layer. Once boarded over, all the open joints get covered with scrim and then it's time to mix up the plaster to apply skim coats of finish plaster.


In general, a new ceiling about 3.5m x 3.5m should take about 2 days to do and cost you about £1,500 to complete.
