HOW MUCH TO PAINT A ROOM?

At AVONPRESS we have a great bunch of painters and we will be more than happy to paint out a room or two for you. When it comes to how much to paint a room though, the price varies significently depending on the many variables.


ROOM NO: 1 - REPAINT A STANDARD SIZE ROOM

For this example, lets take a room size of 3.5mt x 3.5mt room which is roughly the size of an average lounge or bedroom and work out how much it costs to paint out the room. If we assume that the walls are in plaster and in reasonable condition then it is a straightforward paint job. We clean the surfaces as appropriate, prep the open cracks and joints, rub down all surfaces and coat walls and ceiling with no: 2 coats of vinyl emulsion. As for the woodwork which includes the door, door frame, window/s and skirting you would either undercoat and finish with gloss or treat with no: 2 coats of eggshell or satin paint.

As this is a standard paint job you would expect to pay around £500 plus another £100 for material. Total cost £600.


ROOM NO: 2 - REPAINT AND WALLPAPER A STANDARD SIZE ROOM

For this next example for a room of the same size let's assume that the walls are in wallpaper and you want to use a new wallpaper for the walls. This job is going to cost you more because you have to pay for stripping the old wallpaper and adding the new wallpaper which takes a bit longer than painting. Material costs will also be higher because the wallpaper will cost significently more than the paint. You should expect to pay around £750 plus another £200 for material. Total cost £950.



ROOM NO: 3 - SKIM WALLS & REPAINT A STANDARD SIZE ROOM

This is a popular option because it will give you a perfect finish. It does however cost more because you have to pay for having the walls skimmed before any painting. The cost of skimming the room will add about £450 to the cost of the job. So once again we clean the surfaces as appropriate, prep open cracks and joints, rub down all surfaces and coat the walls with one base/primer coat and then coat the walls and ceiling with no: 2 coats of vinyl emulsion. As for the woodwork which includes the door, door frame, window/s and skirting you would either undercoat and finish with gloss or treat with no: 2 coats of eggshell or satin paint. You would expect to pay a combined cost of around £900 plus another £150 for material. Total cost £1,050.


VARIABLES THAT DRIVE UP THE COST TO PAINT OUT A ROOM

So, as we look at the examples above you can see how variables can have a significent impact on how much to paint a room. Here are a few more variables that will affect the cost of painting a room. Built in Cupboards / Alcove Units - these built in units always soak up time as they can take several hours to get a decent finish. Expect to pay £100/£200 more for alove units.


Coving & Cornice Work - Again, depending on the size and amount of detail within the coving these will take extra time. Expect to pay another £50/£150 more for detailed cornice work.


New Work - Painting new work is a completely different ball game to painting previously painted surfaces. New plasterwork will need sealing and where the plaster meets the woodwork or electrical fittings more prep is usually required. If it is poor plastering there will be loads of prep to make it look right.


New door linings, door, architrave and skirtings will also need knotting and priming to start with. Once this work is done you will be able to see whether you had a lumberjack or carpenter do the work. Hopefully it was the latter and there won't be to much prep work.


Furnished or Empty Room - Before you can paint a furnished room you have to make it ready and you can spend hours getting everything out or protected depending on how much stuff is in the room. Time stealers include taking down curtains, curtain pelmets, blinds and other fittings. Masking up carpets around the skirtings also takes time but must be done to ensure you don't get paint on your floor coverings. You must also consider that a room full of furniture will take a lot longer to paint so if you want to keep your costs down then prepare the room that is to be painted.
