Repointing costs tend to work out about £40 / £60 per m2 on residential property. However, you also have to allow for the cost of raking out the old pointing at about £15 per m2, replacing any perished bricks and then you have scaffolding costs on top.
It makes super sense that if you are putting up scaffolding for repointing then you should consider what else need doing. Replacing the gutters is really easy when the scaffolding is up and if the facia boards or soffits have seen better days then you might consider replacing them also.
In most cases when we repoint a house we end up replacing a few perished bricks as well as the repointing so do allow for the cost of replacing a few bricks. The average cost of replacing a brick will be £30 so hopefully you don't have to replace too many of them.
When it comes to repointing a period property such as a Victorian terrace, the brickwork to the front is made up of lots of bits and pieces rather than one big wall so it takes a bit more time. Scaffolding will also be required so repainting the windows and ornamental stonework would be a good idea.
In some cases we do piecemeal repointing which means we only do sections that require repointing rather then the whole house. If your property is like that then ask the builder to work out how many metres needs repointing. You can however expect to pay around £60 / £80 per m2 for piecemeal repointing.
HOW MUCH WILL IT COST TO REPOINT MY HOUSE?
Clearly the cost of repointing a house will be different depending on the type of house. For example, you can expect to pay £4k / £5k for repointing a semi-detached house and £3k / £4k for a Victorian terrace. There are loads of variables that effect the cost and many of the Victorian properties have been extended which may mean much less brickwork to repoint.
