In many cases where homeowners want to create the maximum opening the structural design changes. Instead of inserting 1 piece of steel on padstones we end up with a goal post affair with steel columns on both sides set on 1mt cube padstones. That shoots up the cost enormously so keep in mind that the width of the opening will determine the final costs. To give you an indication of what the cost would be for the simple version of 1 piece of steel on pads with a 2500mm opening, you are looking at about £3k / £3.5k which should include fireproofing the steel, encasing the steel with plasterboard, making good and plastering.

HOW MUCH FOR MAKING AN OPENING TO AN OUTSIDE WALL?

Again, another popular option as almost every extension project we carry out involves making an opening to the outside wall. The key question here is the width as a 6mt wide opening will require a lot more work than a 3mt opening which is a popular opening size. As a price guide £3k / £4k.

The larger openings tend to be either a goalpost with 3 pieces of steel or a picture frame with 4 pieces of steel. Both options will require lots of excavations to create the footings or padstones. It's not really possible to provide any meaningful price guide as there are so many variables and no two projects are ever the same.

When you speak to your architect or engineers ask what adjustments could be made to the design to reduce build costs. If you are prepared to make a few concessions to the design, then you should be able to reduce your build costs.
