SO,HOW MUCH DOES IT COST TO REWIRE A 3 BEDROOM HOUSE?
On average, it can cost anywhere between £7k / £12k to rewire a 3-bedroom house. There are lot of variables such as the age of the property, the design of the property, number of circuits and the kind of lighting you choose. Most homeowners like the recessed lighting and many opt to have it throughout the ground floor and that will push the costs up. Others like to splash out on adding electrical layers with lots of feature wiring and special effects.

BASIC REWIRE COST TO REWIRE A 3 BED HOUSE
If you are looking for a basic rewire cost to rewire a 3-bed house then we can probably get it down to about £5k. This is more or less what you would get for your money:
2 lighting circuits with 8/9 ceiling lighting points and switches
2 ringmain circuits with 20 sockets
All the cabling to be concealed within the fabric of the building. All chasing to be made good.

WHAT DRIVES UP YOUR ELECTRICAL REWIRING COST
Recessed downlighters look fantastic and many homeowners like to have them in the kitchen, bathroom, hallway and even in the lounge and dining room. The problem is that the cost about £40 / £50 per unit to supply and fit. Having two or three in the kitchen and bathroom is fine but when you start installing 10 in the lounge and 10 in the dining room you can see how it will impact the cost to rewire a 3-bed house.

Task lighting is also nice, and we often get asked to install 5amp lighting circuits so that you can switch table lights on from the wall switch. This will push up rewire costs by as much as £500. The bathroom is also an area getting more special treatment. Overhead lighting often causes shadows so now we tend to see more wall lights and the use of fibre optics to light up those niches and provide special interest. Here you could spend an extra £300 or so.

Outdoor lighting and security lighting is also growing more elaborate as we tend to use our gardens more with loads of electrical features. A standard flood light added to the 1st floor lighting circuit will only add about £100 but when you start adding exterior wall lights and garden lights the numbers just climb.

Lighting up the attic and understairs cupboard will also add about £150 to your rewire costs. Same for wall lighting, picture lights or alcove lighting.
